DUNKIN DONUTS
Ludgate Engineering has provided site design for 9 new Dunkin Donuts sites throughout Pennsylvania. The site designs have included highway occupancy permits, erosion & sedimentation plans and approvals and township approvals. For a majority of the sites Ludgate has also prepared storm water designs utlitizing underground piping systems to control the runoff.

EXETER COMMUNITY LIBRARY
Ludgate Engineering Corporation was contacted by Synergetics
Architects, Reading, Pennsylvania to provide civil engineering
services for the new Exeter Community Library. Ludgate engineers were
focused on reducing the number of structural stormwater controls
(detention or infiltration facilities) to keep site costs low. They
were also challenged by the possibility of sinkholes due to the
geology of the site. Also of concern were the slopes on the site,
especially the entrance driveway which traversed the steepest slope.
The site design by Ludgate Engineering Corporation only required three
stormwater structures, two of which fall in the access road and were
required by the steep slope. All runoff from the parking lot is
directed into swales that drain directly to the lined detention ponds.

ST. JOSEPH'S MEDICAL CENTER
Ludgate Engineering Corporation was the Civil Engineer for this 125 million dollar project. The hospital site located in the Tulpehocken Watershed presented many challenges. To minimize site cost, site design limited onsite structural stormwater controls. This was achieved by draining a significant portion of the large parking area via breaks in the curb that direct the water to bioswales. Ludgate Engineering’s negotiations with the Department of Environmental Protection to bypass typical infiltration requirements reduced sinkhole realization and saved the hospital over $250,000.
When the connection to the highway hit a snag, Ludgate was again called upon to "push" the project forward. Ludgate engineers jumped on the opportunity securing the necessary permits and right-of-way.
Ludgate Engineering prepared the Planning Modules for Land Development in coordination with the architects, township and PA DEP. Engineers from Ludgate worked with the township and presented on behalf of the hospital at Bern Township Planning Commission and Supervisors meetings.

WEST READING STREETSCAPE
New trees, light posts, sidewalks and bump outs line the streets of Penn Avenue in the borough of West Reading. Traffic calming measures and innovative storm water controls developed by Ludgate Engineering have improved motor vehicle and pedestrian safety along this busy corridor.
Often streetscape projects uncover buried surprises, as was the case in West Reading. However, Ludgate Engineering was prepared. A UGI certified contractor had been hired and when faulty gas lines were uncovered, he was able to solve the problems and keep the project on schedule. Had the contractor not been UGI certified the borough would have had to wait for UGI to send out a representative, consequently delaying the project for months.

SUNDAYS MILL BRIDGE
Jefferson Township, Berks County. This bridge in the historic district is a pre-cast concrete box beam bridge. This bridge is unique because special aesthetic considerations were made to the box beams, which were pigmented. The Sunday’s Mill Bridge also features a transparent railing design.
Bridge design is an area that requires both civil engineering and structural engineering expertise to provide solutions. We have the requisite knowledge of steel and concrete codes, hydraulics, hydrology and highway engineering to produce workable, sensible, constructible bridge plans.

KINSLEY WYOMISSING
Commercial office complex in Wyomissing, Berks County, PA. As civil engineers for this flex use complex, Ludgate Engineering worked with the borough to obtain all necessary permits and the Berks County Conservation District to secure a National Pollution Discharge Elimnation System (NPDES) permit. Ludgate engineers represented Kinsley Construction at Wyomissing Planning Commission and Borough Council meetings to shepherd the plans through the approval process.
Site design by Ludgate Engineering included the design of bypass routes for water, sewer and utility lines due to site conflicts. A stormwater BMP (Best Management Practice) pond was also incorporated into the site design as part of the erosion and sedimentation control plan.
The scope of Ludgate Engineering’s work on this project included professional land surveying and land development plans. The land development plans included layout, grading, utility, profiles, storm water design and more.

SINKING SPRING STORM WATER MANAGEMENT
Sinking Spring, Berks County, PA. For 40 years drainage and flooding problems plagued this area, by securing funding from PENNVEST, permission from property owners and a solution from Ludgate Engineering this project is now in the Construction Phase. Ludgate Engineering has served the borough as its’ engineer since 2000. Ludgate Engineering completed a new Official Borough Map in 2003, which included locating all of the buildings, streets alleys, parks and utilities.

DIETRICH’S MILL BRIDGE GREENWICH TOWNSHIP
